I've built a page for a lot of these suburbs, so start there if you want the local detail. If your street isn't on the list, it doesn't mean I don't lend there. Just ask.

Sooner than most people expect. An auction bid isn't conditional, so if you're bidding your finance has to be sorted before you raise your hand. Even on a private treaty purchase, a seller choosing between two offers will take the one that isn't waiting on a bank. I can usually have unconditional pre-approval ready within a few business days once I have your documents.

Yes, and it's a lot of what I do. Above a certain loan size lender appetite narrows sharply. Some banks cap what they'll write against a single property, which rules them out of a prestige purchase before you start. Others specialise at that end and price accordingly. Lenders Mortgage Insurance also stops being available on large loans, which changes what deposit you actually need. I work across the full range and match you to the lender that suits your purchase and your deposit.

Twenty per cent avoids Lenders Mortgage Insurance, and on the sort of prices this area sees that's a large sum to save. Not everyone gets there on savings alone. Lenders will go above 80% with Lenders Mortgage Insurance. Some professions can borrow up to 95% without paying it at all, and my LMI waivers guide lists which ones. For upgraders the answer is usually equity in the place they already own. Tell me the price bracket you're looking at and I'll work out the real number.

Usually yes, and it's the most common way people here buy their second property. If you've held the place a while and paid it down, there's often usable equity sitting in it. I can structure a loan that releases that equity to fund a deposit without disturbing your existing rate. What you can actually access depends on a current valuation and your borrowing capacity, so it's worth having both checked before you commit to anything. For most owner-occupiers with savings, yes. Every dollar in an offset account reduces the interest charged on your loan daily. The money stays available to you the whole time. On a large loan the interest saved usually clears the package fee comfortably. On a $1.5 million loan at around 6%, keeping $50,000 in offset saves you roughly $3,000 a year. I'll price loans with and without the feature so you can see the gap.

It's hard, but it depends entirely on which part. The pockets further from the water and closer to the university are where I see it actually happen, and usually on a unit rather than a house. The beachfront and harbourside streets are a stretch on a standard deposit. A family guarantee changes the maths for some people, and the government schemes are worth checking against their price caps before you get attached to a suburb. Yes. Yields and growth vary a lot between suburbs, and between houses and units in the same suburb, so the right structure depends on which of the two you're chasing. I'll work alongside your accountant or planner if you have one, and set the loan up to suit the strategy rather than the other way round.
